Traffic Facts
Pinnacle Peak Lane Traffic Count
From July 27 (9 a.m.) – August 3 (9 a.m.) – 7 days:
Total Count: 2,910
From August 3 (9 a.m.) – August 10 (8 a.m.) = 7 days:
Total Count: 2,934
Two Week Average: 5,844/7 days/81 households = 5.12 trips/household/day
Note: This INCLUDES the mail delivery, FedEx and UPS trucks in/out at least once per day; Kenmure Security patrols; all homeowner service providers; golf carts; and real estate agents.
The traffic counter counted both traffic going in and out.
- Pinnacle Peak Lane area has 81 households.
- The average number of one-way ‘trips’/household: 5.2/day. Or, 2.5 roundtrips/day/household
- For comparison, Brookwood Village average number of one-way ‘trips’/household: 4.4/day. Or, 2.2 roundtrips/day/household
- Pinnacle Peak area is more than double the 39 homesites in the proposed annexation area.
- There are no traffic jams at the tunnel.
- Also, includes four homes under construction. [Note: In the 60-acre parcel, all construction traffic will use the new Mt. Olivet Gate.]
Like the Kenmure Drive and Brookwood Village data, these are summertime recordings. Given that 23% of our residents are part-time with many of those not here for the winter, the yearly average number of trips/household/day would be expected to be lower
Many thanks to Wayne Orchard and John Mayfield for managing the traffic counter.
Traffic Facts – Brookwood Village

Note: This INCLUDES the mail delivery, FedEx and UPS trucks in at least once per day, ProScape with at least four trucks one day a week, real estate agents, Kenmure Security, and various service providers.
The traffic counter counted both traffic going in and out.
- Brookwood Village has 59 condos plus one home.
- The average number of one-way ‘trips’/household: 4.4/day. Or, 2.2 roundtrips/day/household
- There are no traffic jams at Broadmoor and Scenic Drives
- Brookwood Village is more than 33% larger than the 39 homes in the proposed annexation area.
Like the Kenmure Drive data, these are summertime recordings. Given that 23% of our residents are part-time with many of those not here for the winter, the yearly average number of trips/household/day would be expected to be lower.
After crunching the numbers from Kenmure’s radar speed sign, the results are in!
Here are the FACTS: From May 13 through July 7 (8 weeks), the average number of cars coming in and out of Kenmure was 2452. The average number of trips per home is calculated as 3.7/day or less. *Selected Radar data
Based on the measured number of vehicles, the results are much less than the 400 trips/day or 10 trips/day/home from the annexed parcel which was projected using the NC DOT urban/suburban patterns statewide. These state patterns are different from the measured Kenmure traffic volume because we are a mostly retiree gated community in the North Carolina Mountains.
Use of selected data from a single day may be misleading overall. During June the TEM System used by the Gatehouse experience a periodic problem and was incorrectly recording data. The report that “the front gate measured 4,032 trips on June 10th, ……” was true, however, the information was incorrect for the number of vehicles. The actual count of incoming traffic on June 10 was 1,198 or 2,396 trips based on the total traffic count of all vehicles passing by the radar speed sign. (See attached PDF). It is not accurate to use a one-day gate count anomaly upon which to base traffic projections.
The data generated from the radar speed sign’s Kenmure Drive location is specific to Kenmure Drive and records all traffic and is not specific to any one area of Kenmure. To that end, the KPOA has embarked on a mission to get location-specific data. Stay tuned. Our goal is to ensure that you have the best and most accurate information possible.
Based on actual traffic counts in Kenmure, we believe rumors of significantly increased traffic on Chatsworth Court and throughout Kenmure have been exaggerated.
I think we all agree that Kenmure is not your “typical urban/suburban” development and should not be treated as such. The goal of the KPOA board is to maintain the Kenmure way of life and support property values for the entire community.

* Data does include any employees of the club including golf course maintenance, etc. and any non-resident attendees at the club – who presumably aren’t venturing throughout Kenmure. Also, it does include home construction vehicles such as pick-up trucks and small to moderate vehicles for most trades.
