June 5 Update — ALL DONE

The Total Asphalt team was able to complete the final roads scheduled for today and roads were open to traffic just as the afternoon rain came through the area.

New Dimensions was also here for part of the day and started the line striping work before the rains hit and washed away some of their work. Sections that I saw that were completed and dried earlier in the day looked great. We will keep you posted, probably with short lead time, on future dates that they are in the community working to complete the re-striping efforts.

I am sitting here with an open bottle of wine and know many of you will also be celebrating this evening that you will not have to read, listen to nor simply ignore the daily updates!

June 4 Update

Rejuvenator treatments were completed on the following roads as planned Tuesday June 4 with the following roads treated and opened prior to 3PM with another day of cooperative weather:  Abbeyshire Way; Berry Creek Drive (from Pinnacle Peak to Abbeyshire Way); Chancery Court; Ingleside Court; Pinnacle Peak Lane (from Hollybrook Drive to Berry Creek Drive)

We have only ONE!!! more day on the schedule = the second rain date for:

Wednesday June 5 (Phase 10 Originally Scheduled for Thursday May 23 = Solid Red on Color-code Map):  Kenmure Drive (From Bellshire Drive to Greenleaf); Greenleaf Drive; Old Hillside Lane; Chaparral Lane; Silent Rise Lane;  Mossbough Lane

Alternate Routes = avoid treated section of Kenmure by:

Homework assignment for everyone = The weather looks a little uncertain so please do whatever you can do to defer the rains until late afternoon tomorrow so we can complete the asphalt rejuvenation phase of our project!!

Normal daily schedule if weather permits:

If we do defer tomorrows schedule with the weather forecast for the balance of the week and early the following week we will send the Total Asphalt team home and catch the final section when they are back in the area in early July for work on other communities in the region.

Striping Project:

As noted in yesterday’s update we have a contract in place for New Dimensions, a local striping company that we have worked with for many years, to re-stripe the entire community. As with other contractors in this space they are extremely busy but have committed to fit us in. We are still awaiting final feedback from New Dimensions but there is a 50/50 chance if weather cooperates that they may be able to do a day or partial day of striping TOMORROW. If this happens, we will focus them on the northern part of the community = Winding Meadow, Overlook, Maple Hill, Red Maple, Scenic and surrounding roads. Although we will be asking you to stay off freshly painted lines that will be marked with cones for an hour or so, traffic will not be restricted in any significant way during this work.

When we know more about this schedule, we will inform the community accordingly.

June 3 Update

Rejuvenator treatments were completed on the following roads as planned Monday June 3 with the following roads treated and opened early afternoon given cooperative weather and the relatively small area treated this cycle:  Winding Meadows Drive; Fairway Village I (Third “Eyebrow” only = 161 to 171 section that was re-paved last year)

Total Asphalt team also did some minor touch up on parking and driveway areas in Golfside IV.

We have only two more days on the schedule = the two rain dates from sections that were not done on their original dates due to rainy weather. We will continue with the standard daily schedule tomorrow and if weather cooperates through Wednesday early afternoon we will finish the rejuvenator application Wednesday afternoon!:

Notes:

Alternate routes: Residents in Pinnacle Peak/Hollybrook area can take the already treated Pinnacle Peak (right turn off Hollybrook) around to the stop sign on Pinnacle Peak Lane near the underpass. As noted there will be one lane directed traffic for a for a few hours so the Argyle Exit off of Hollybrook to Pinnacle Mountain Road is also an option.

Striping Project to Follow:

We have a contract in place for New Dimensions, a local striping company that we have worked with for many years to re-stripe the entire community. As with other contractors in this space they are extremely busy but have committed to fit us in. They estimate two full days to re-stripe the white edge lines and yellow center lines in all of Kenmure using their highly automated painting trucks. We will have relatively short notice (1 day) before they can fit us in their schedule and also likely that the days could be split into single or even half days spread over several weeks. Although we will be asking you to stay off of freshly painted lines for a couple hours traffic will not be restricted in any significant way during this work.

The speed bumps, cart crossings and stop bars will be manually painted and will probably be on a different schedule than the yellow and white striping efforts.

When we know more about this schedule we will inform the community accordingly.

Rejuvenator treatments continued today with the following roads treated:  Blossom Lane; Broadmoor Drive; Candlewood Lane; Chestnut Way; Claymoor Court; Cobblestone Lane; Dawnbrook Drive; Ledgemont Court; Overlook Drive (from Maple Hill Drive to Chestnut Way); Red Maple Drive (from Maple Hill Drive to Scenic Drive); South Overlook Way (moved to this phase from June 3); North Windsong Lane (moved to this phase from June 3); South Windsong Lane (moved to this phase from June 3).

We were able to re-open Brookwood road at 2;30 and the balance of the treated areas at 3:45.

Waverly Court (shifted to this date as there are no homes and we plan to do core samples in early June to verify targeted results)

And once again cooperative weather allowed roads to be opened to traffic around 3:00PM

We reviewed the sequence of treatment with members of Brookwood vILLAGE Association, Total Asphalt team and Security Guards and will treat all of the Brookwood Association roads first starting at 8:00 AM. Once these are complete treatment will move to the other roads in this phase. We expect to be done with Brookwood treatment by 9:00AM and all roads treated by 10:00 to 10:30. The team will monitor drying and if conditions continue to be favorable we will open Brookwood roads between 1:00 and 2:00 PM and all roads hopefully by 3:00PM. Once Brookwood roads are open residents can “escape” prior to the normal route of Red Maple and Chestnut Way being open via right turn on Scenic Drive, right onto Maple Hill Drive, right onto Overlook and left onto Kenmure to Winding Meadow.

Thursday, May 23 Update (7 AM)

Based upon the rain that we had last night combined with the fact that many areas scheduled to be treated today are on heavily shaded streets we have made the decision to delay the Thursday, May 23 treatments until the next open day in the schedule = June 5. Although we will hopefully see the sun today it is highly unlikely that roads would dry adequately to allow for a quality application. Additionally, there is a chance for thunderstorms later in the day.

REMINDER = We will not be doing treatments from Friday, May 24 through Tuesday, May 28. 

Enjoy your weekend and I will resume updates over the weekend to remind residents of which areas are being treated starting Wednesday, May 30.

Tuesday, May 21 Update

Treatment of following roads were completed:  Bellshire Drive (only the Inbound Lane from Kenmure Drive to Brookhollow Drive); Cliffbrook Court; Crestgrove Drive; Dalhousie Court;  Woodglen Drive;  Kenmure Drive (from Elmridge to Bellshire Drive); Brookhollow Drive (outbound lane – although not on the schedule the driver of the treatment machine “dozed off” and treated this section before he realized it wasn’t on today’s plan – hopefully, this did not create issues for anyone!)

Roads were open by 3:00 PM

Monday, May 20 Update:

Treatment Completed Today:  Kenmure Drive from the Greenville Highway (Front Gate) to Winding Meadow (re-opened shortly after Noon); Kenmure Drive from Winding Meadow to Elmridge (Re-opened shortly after 2:00 PM); KPOA Parking Lot (Closed overnight due to significant hand trimming that increases laydown and as such dry time)

Today’s work was a big inconvenience for our community and we appreciate the pre-planning and the patience that you all exhibited. I also know a handful of residents ended up going past Winding Meadows on Kenmure Drive after the front gate was opened and cones were not yet moved from the front gate to the Winding Meadow intersection – sorry about that!

Many of you now know where our emergency exits are!  Although a painful day in many aspects, I think the “One and Done” approach was a good recommendation and decision vs. two days of pain and traffic issues on Greenville Highway.

Resulting MODIFIED PLAN for Monday:

  1. We will close the main gate to all traffic (other than Emergency requirements) from Greenville Highway to Winding Meadow Drive starting at 7:00 AM.
  2. We will clean and treat
    1. all 4 entry and exit lanes at the gate
    2. turnarounds and pull-offs near the main gate
    3. Kenmure Drive from the main gate to Winding Meadow
    4. KPOA Office Parking Lot and
    5. We will target to have this section re-opened to all traffic no later than Noon.
  3. We will open the Argyle Gate and post a Security Officer at that gate as long as the Main Gate is closed to manage entries. It will be open to two-way traffic.
  4. We will direct all contractor traffic and all entering residents to the Argyle Gate (off of Pinnacle Mountain Road onto Hollybrook Drive) from 7:00 AM to Noon
  5. We will open the single lane Broadmoor Drive Emergency Exit from 7:00 AM to Noon but only to exiting residents. This single lane road in Kenmure connects to Glassy Lane, a single lane gravel road and neither Broadmoor nor Glassy are suitable for two-way traffic/construction vehicles.

REQUESTS:

Andy’s observations to date = the more surface that I see with the materials applied and dried the better I feel about both the product and the process. It is not the deep dark black that we are used to seeing with new pavement and driveway sealers but it is doing what we expect it to do in terms of penetrating the surface layers and restoring the characteristics that will translate to longer life and lower overall long term cost. I am confident that when we get the lines repainted the overall improvement will be a huge improvement to the visual look of our roads as well.

The weather forecast for continues to look good for the balance of this week and warmer weather and roads that get more sunshine should make things even better the balance of the week.

Today’s Work: Tuesday, May 14 applications of: Tarnhill Drive from Horizon Lane to Berry Creek; Horizon Lane; Northland Court; Farwood Court; Berry Creek from Horizon Lane to Pinnacle Peak Lane

were completed and roads re-opened to traffic at approximately 4:00 PM via blowing of the air horn and a text message.

Other members of the RMC joined me for discussions as well as some drive-throughs accompanied by ongoing education with the Total Asphalt team today. Key takeaways from those discussions as well as valuable feedback from residents:

  1. The application process requires some overlap with multiple pass application that will create a little non-uniformity in appearance. This is normal and really no way to avoid it and still derive the benefits we are expecting.
  2. Some areas were still tacky when roads were opened to traffic and residents were concerned with potential track-off into concrete and/or paver driveways. It was clear that areas with overlaps as well as lines were remaining tacky longer than road surfaces without. Cool weather and tree covered roads are also taking longer to dry than has been experienced in other communities that are much more open. We encourage residents to be cautious after roads are opened to traffic as there could be track-off onto driveways etc. post opening.
  3. The application is giving several inches of clearance between concrete and paver driveways with the automated application equipment and coming through with manual “trim-in” afterwards. This minimizes risk of getting rejuvenator onto driveways during the application process but can result in later dry times for the entries to driveways as this is the last thing they do. This manual application is also frequently over painted lines and is heavier that the automated applications translating into longer dry times.
  4. Several questions on “why can’t you do one lane at a time and keep a lane open to traffic?”: Answer = Due to the combined reasons of a) width of roads that require three passes )two edges and the center) and b) safety of the crew that is working this simply is not a viable option.

May 10, 2019 Update

The current weather forecast for next week is looking very favorable for Week 1 of our Asphalt Rejuvenation Project!

Here are a few additional pieces of information to help with your planning:

Reminder = Please use the Kenmure.org website for additional details and reference documents and encourage contractors etc. to use that site to help them plan travel in our community during this project.

Garbage Pickup: A separate email went out to residents from the Security team outlining the plans that have been developed with Maybin for early start times on the three Mondays in the schedule (May 13, May 20 and June 3). For residents in areas being treated on those dates please have your trash and recycling at the street by 6:30 AM and for all other residents 7:00 AM.

Mail Delivery: We have shared the schedule and the supporting map with the post office. The mail for the sections that are closed will be held at the East Flat Rock Post Office or the carrier will simply deliver the next day.

Here a photo of a recent “in-process” application in another North Carolina community to give you an idea of what we expect our roads to look like after application. This community required three pass application and this photo was taken after two passes on the outer sections of the road was complete but middle section was still to be treated.

TRASH COLLECTION – May 13, May 20 and June 3rd

In order to accommodate the road rejuvenation project in Kenmure, Maybin has agreed to start their trash and recycle pick-up service earlier than normal May 13th, May 20th and June 3rd. This early pick-up will avoid impacting the road work timing by allowing service to be completed early for those areas that are directly impacted by the road rejuvenation work on each of the above dates. However, since Maybin will be in the community and beginning work early and their normal routes will be impacted to some degree, the pick-up schedule throughout Kenmure will be impacted and most residents are likely to experience an earlier pick-up than normal.

 Therefore, it is important that the following changes to our normal Kenmure procedures be followed for the above dates:

  1. Areas directly impacted by the road rejuvenation work on the above dates must have their trash and recycle material placed by the roadway no later than 6:30 AM.
  2. All other residences must have their trash and recycle material placed by the roadway no later than 7:00 AM.

 Also, although we normally request that trash and recycle material is placed by the roadway between 6:00 and 8:00 AM, some residents frequently use a later time frame based on the normal time Maybin reaches their residence. Times and traffic patterns may vary greatly on the above mentioned days so such practices could result in your trash and recycle material not being picked up. If this happens, it will be very difficult for Maybin to accommodate residences that fail to meet these changes in time requirements due to the traffic pattern disruptions that we will experience with to the planned road work.

Saturday, May 4, 2019 Update

Based upon constructive feedback received from my initial Kenmure Alert communication sent on Thursday I felt another update was appropriate.

It has however been posted to the Kenmure.org website along with the other references that were sent successfully on Thursday.

This message also covers a longer list of email addesses than the “Resident” selection normally used for communications within the community in an attempt to advise owners and renters of the pending project and the associated schedule with asphalt rejuvenator applications starting Monday, May 13.

High-Level Summary:

1) Asphalt rejuvenation product will be applied to all Kenmure roads in a phased approach starting on May 13 with the lower section of Tarnhill Drive and cul-de-sacs running off of that lower section. We have selected a dark version of their product and as such will also be re-striping the entire community after applications are complete.

2) A daily phased schedule has been planned and is summarized in the references posted to Kenmure.org

3) Total Asphalt (the company doing the work) will arrive and stage materials and equipment in the back of the lower lot at KCC on Sunday late afternoon/early evening.

4) They will work a 6 day week – Monday through Saturday with the exception of Friday – Tuesday of Memorial Day weekend.

5) Treatments will start at approximately 8:00 AM and treated roads will be closed to all traffic (car, truck, golf cart, and foot traffic) for a period of 3 to 5 hours to allow product to dry and prevent track-off onto vehicles and driveways.

6) We will be refining the daily schedule in terms of route to be taken for application to help reduce inconveniences for residents, contractors and visitors.

7) The Security Team is working with Maybin to arrange modified pick-up routes on Monday, May 13, May 20 and June 3 that will hopefully avoid conflicts between their work and the work of Total Asphalt.

8) Roads will always be open to Emergency traffic if and when needed.

We appreciate the fact that this project is a disruption to our daily lives but are confident that the improvements in the look of our community and reductions in total long term road maintenance costs will be worth the inconvenience.

Requests:

A) Please use the reference documents posted to Kenmure.org website to plan ahead in terms of your travel in the community not only on the days when your streets are being treated but also on other days as this work may require that you take a route through the neighborhood that is different than your normal daily route.

B) Please also advise your contractors and visitors of our plans so they can plan in advance.

Approximately 30 residents attended the Overview of the Asphalt Rejuvenation Project scheduled to start May 13. We shared the following Overview and supporting detailed schedule information and, as committed at that meeting, I sent this information via Kenmure Alert to all residents.  As needed updates will be sent by Kenmure Alert and will be posted at this website page.

Thanks in advance for your cooperation and advanced planning of your schedules so that we keep traffic off of treated roads until the application is dry (3 to 5-hour dry time) and roads are re-opened by our contractor, Total Asphalt.
